Japanese bathroom renovation in The Hague

The Hague is home to many international residents, and to many fine old houses. We bring TOTO WASHLET seats, deep ofuro tubs, wet rooms and saunas into homes across Den Haag, from stately townhouses to compact flats, with Japanese engineers and technicians on every project.

Herenhuizen, porch flats and homes by the sea

The Hague combines grand townhouses (herenhuizen) and upstairs-downstairs flats from around 1900 in districts such as the Statenkwartier, Archipelbuurt, Duinoord and Zeeheldenkwartier with interwar and post-war porch flats (portiekflats) and later neighbourhoods like Mariahoeve. Older homes typically have timber floors, steep stairs and bathrooms squeezed in later, often at the back of the house. Porch flats usually have small bathrooms around a shared drain stack. A short, deep Japanese tub suits exactly these compact rooms. Near the coast, in Scheveningen and Duindorp, salty sea air is one more reason we pay close attention to ventilation, fittings and materials.

Permits, monuments and VvE in The Hague

For a monument, the City of The Hague states that almost every change requires an omgevingsvergunning. For municipal monuments, some changes can be permit-free if the conditions of the Erfgoedverordening Den Haag 2024 are met, and the city's Monumentenzorg en Welstand team can advise. Several districts are protected cityscapes (beschermd stadsgezicht), which mainly affects exterior work such as dormers and facades. With a beginseluitspraak you can test a plan before a full application. A regular bathroom renovation inside a non-listed home, without structural changes, usually needs no permit. In apartments, the VvE often has to approve work on shared pipes or structure. We check the details for your address during the survey.

What we install in The Hague

A TOTO WASHLET is often the first step. Many toilet rooms have no socket, so our licensed electrician partner adds a grounded one. In a herenhuis there may be room for a full Japanese bathroom: a deep tub in hinoki, enamel or acrylic, with a tiled washing area and a floor drain. In porch flats we design around the existing drain stack and plan the slope to the drain carefully. We check whether your combi boiler can fill a deep tub. Attics in townhouses are a natural spot for a sauna cabin, sometimes with a three-phase connection for a larger heater. Back gardens and city courtyards can take a Japanese dry garden, and a tatami room makes a calm guest room.

How a project in The Hague works

We begin with a free online consultation in English, Dutch, Spanish or Japanese. Next, a Japanese engineer visits for a site survey: measurements, photos, and checks of power, water, drainage, structure and access. You receive drawings, a TOTO-first product selection and a fixed quote, and we prepare the documents for your VvE and the municipality where needed. During the build, Japanese engineers and technicians are on site every day, with one project manager as your contact. Indicative prices start at €1,450 for a WASHLET retrofit, €24,000 for a Japanese bathroom and €9,800 for a home sauna, incl. VAT. We also work in Rijswijk, Wassenaar, Leidschendam-Voorburg, Delft, Zoetermeer and Leiden.

FAQ

Questions from The Hague

Do you work for expats and international residents in The Hague?

Yes. Consultations are in English, Dutch, Spanish or Japanese, and we explain Dutch rules such as VvE approval and monument permits along the way. In rented homes we need the landlord's written permission; a WASHLET seat can be removed when you move out.

My townhouse is in a protected cityscape. Does that affect my bathroom?

A protected cityscape mainly concerns the outside of buildings. An interior bathroom usually is not affected, unless you change the facade, add a roof window or the building itself is a monument. We check this for your address.

Can a Japanese bathroom fit in a portiekflat?

Often, yes. Japanese tubs are short and deep, so they fit small bathrooms. We plan around the shared drain stack, check the floor and the available height, and coordinate with your VvE if shared pipes are involved.

Is a sauna possible in a Hague attic?

Usually. We check the floor, ceiling height, ventilation and the electrical supply. Small heaters run on a normal 230 V circuit; larger ones may need a three-phase connection, which we arrange with a licensed electrician.
