Japanese bathroom renovation in Valencia
From a period flat in Ruzafa to a house in El Cabanyal or a villa with a garden outside the city, we bring the Japanese bathroom into Valencia homes. Japanese engineers plan every project and Japanese technicians build it, with TOTO as our first choice for toilets, WASHLET seats and fittings.

Ensanche fincas, the old town and El Cabanyal
Valencia's Ensanche (Eixample), which includes Ruzafa (Russafa) and the Pla del Remei, is full of apartment buildings from the late 19th and early 20th centuries, many with modernist facades, high ceilings and balconies. Ciutat Vella, with El Carme, has older buildings still, narrow streets and stairs without lifts. By the sea, El Cabanyal is a protected historic ensemble of low houses with tiled facades. Elsewhere, districts like Campanar and Patraix have newer flats, and the towns around the city offer houses with gardens. In older buildings we check floors, drain stacks and access first; in low houses, we look at the roof and garden for a sauna or Japanese garden.
Permits and your comunidad in Valencia
The Ajuntament de València has a specific declaración responsable for maintenance or renovation works in a dwelling in a non-catalogued building. It covers minor renovation that does not alter the structure or affect catalogued elements, and it must always be filed before the works begin, with the related taxes paid in advance. Works in catalogued buildings, or in buildings being catalogued, follow a different procedure, generally a licence. Under the Ley de Propiedad Horizontal, you may alter your own flat only without affecting the building's safety, structure or exterior, and you must inform your comunidad's representative beforehand. We check which procedure applies to your address during the survey and prepare the documents.
What we install in Valencia homes
A TOTO WASHLET often replaces the bidet, freeing space for a Japanese washing area. We check for a grounded socket near the toilet and have a licensed electrician add one if needed. Deep ofuro tubs suit the compact bathrooms of Ensanche flats; we make sure your termo or gas boiler can fill one, and a deep soak is just as pleasant on a mild winter evening as a cool bath is in summer. In Valencia's warm, humid climate, ventilation is essential for hinoki and saunas. Roof terraces, patios and gardens in towns like Godella or Rocafort can host a Japanese garden planted for the Mediterranean climate, with gravel, stone and drought-tolerant greenery.
How a project in Valencia works
We start with a free online consultation in Spanish, English, Dutch or Japanese. A Japanese engineer then visits for a site survey: measurements, photos, and checks of power, water, drainage, structure and access. You receive drawings, a TOTO-first product selection and a fixed quote, and we prepare the declaración responsable and the paperwork for your comunidad where needed. Japanese engineers and technicians are on site every day, with one project manager as your contact. Indicative prices start at €1,450 for a WASHLET retrofit, €24,000 for a Japanese bathroom and €9,800 for a home sauna, incl. VAT. Around Valencia we also work in Alboraia, Burjassot, Godella, Rocafort, Paterna and Mislata.

FAQ
Questions from Valencia
Do I need a permit to renovate my bathroom in Valencia?
In a non-catalogued building, a minor renovation that does not alter the structure is usually filed as a declaración responsable with the Ajuntament before the works start. Catalogued buildings follow a different procedure. We check this for your address.
My house is in El Cabanyal. Is a Japanese bathroom possible?
Often, yes. El Cabanyal is a protected historic area, so we check the protection level of your house and which procedure applies before we design. Interior work that keeps the structure and facade is generally easier than changes to the outside.
Is a sauna a good idea in Valencia's climate?
Many people enjoy a sauna year-round, especially with a cool shower and a place to rest afterwards. In a warm, humid climate we pay extra attention to ventilation and materials, and we check your contracted power before choosing a heater.
Can you design a Japanese garden that survives Valencia summers?
Yes. We combine raked gravel, stone and moss-like ground cover with plants suited to the Mediterranean climate, and plan shade and irrigation. Bonsai such as pomegranate or juniper can work well outdoors here.
