Japanese bathroom renovation in Madrid
From a classic finca in Salamanca or Chamberí to a new-build flat in the north of the city, we bring the Japanese bathroom into Madrid homes. Japanese engineers plan each project and Japanese technicians build it, with TOTO as our first choice for toilets, WASHLET seats and fittings.

Classic fincas, old centre and new builds
The Salamanca and Chamberí districts grew out of Madrid's 19th-century Ensanche, and they are full of classic apartment buildings from the late 19th and early 20th centuries: high ceilings, light wells (patios de luces), long corridors and floors built on timber or steel joists. In the historic centre, around Sol, La Latina and Lavapiés, many buildings are older still and some have no lift. Newer areas such as Las Tablas or Valdebebas offer modern flats with compact bathrooms. In a classic finca we first check the floor structure and the condition of the drains and supply pipes; in a new build, the height available for a floor drain and its slope.
Permits and your comunidad in Madrid
According to the Ayuntamiento de Madrid, some interior work needs neither a licence nor a declaración responsable, for example replacing tiles, floors or other interior finishes, or renewing installations with similar ones, as long as the building has no architectural protection. When a renovation goes further, such as redistributing the bathroom, the usual route is a declaración responsable urbanística, and certain works need a licence. Under Spain's Ley de Propiedad Horizontal, owners may alter their own flat only if they do not affect the building's safety, structure or exterior, and must inform the comunidad's representative beforehand. Many fincas in Salamanca and Chamberí are protected, so we check the procedure for each address during the survey.
What we install in Madrid homes
Many Madrid bathrooms still have a bidet. A TOTO WASHLET takes over its job, so the bidet can go and the space becomes a larger washing area or storage. We check that there is a grounded socket near the toilet and add one with a licensed electrician if not. For a deep ofuro tub, hot water is the key question: many flats use an electric water heater (termo) or a gas combi boiler, and a typical termo may not fill a deep tub in one go, so we size the system accordingly. Madrid's cold winter evenings make a sauna cabin appealing; we check your contracted power first. Terraces and chalets with gardens can take a Japanese garden.
How a project in Madrid works
We start with a free online consultation in Spanish, English, Dutch or Japanese. A Japanese engineer then visits for a site survey: measurements, photos, and checks of power, water, drainage, structure, lift and access. You receive drawings, a TOTO-first product selection and a fixed quote, and we prepare the paperwork for your comunidad and the Ayuntamiento where needed. During the works, Japanese engineers and technicians are on site every day, with one project manager as your contact. Indicative prices start at €1,450 for a WASHLET retrofit, €24,000 for a Japanese bathroom and €9,800 for a home sauna, incl. VAT. Beyond the city we also work in Pozuelo de Alarcón, Las Rozas, Majadahonda, Boadilla del Monte, Alcobendas and Tres Cantos.

FAQ
Questions from Madrid
Do I need a permit to install a WASHLET in Madrid?
A WASHLET seat replaces your existing toilet seat and connects to the existing water supply, so in a building without protection it normally needs no municipal procedure. If we add a new socket, the electrical work is done by a licensed installer. We confirm this during the survey.
Do I have to tell my comunidad de propietarios?
Yes. Under the Ley de Propiedad Horizontal you must inform the comunidad's representative before the works. Anything affecting the structure, shared pipes or the facade needs the comunidad's agreement. We prepare a clear description of the works for the administrator.
Can I replace my bidet with a WASHLET?
Yes, and many clients do. The WASHLET offers warm-water cleansing at the toilet itself, so the bidet can be removed and its supply and drain capped. The freed space often makes room for a Japanese washing area.
Is a deep tub safe in an old Madrid finca?
We never install one without checking first. We calculate the weight of the filled tub, inspect the floor structure where possible and, if needed, involve a structural engineer or choose a smaller, lighter tub.
