Japanese bathroom renovation in Rotterdam
Rotterdam homes are often modern, compact and well built, which makes them a good base for a Japanese bathroom. We design WASHLET upgrades, deep ofuro tubs, wet rooms and saunas for flats and houses across the city, planned by Japanese engineers and built by Japanese technicians.

Post-war flats, pre-war streets and high-rise living
Much of central Rotterdam was destroyed in the bombing of May 1940 and rebuilt after the war, so a large part of the housing stock is post-war: porch and gallery flats from the reconstruction years and, more recently, apartment towers on the Kop van Zuid and around the centre. Pre-war streets with upstairs-downstairs flats and family houses remain in districts such as Kralingen, Blijdorp, Hillegersberg and Delfshaven. Concrete floors in post-war and new-build flats often have more load capacity than timber floors, which we still verify. The real challenges tend to be elsewhere: fixed drain stacks, limited height for a sloped floor towards the drain, and the noise rules of your VvE.
Permits and VvE approval in Rotterdam
An interior bathroom renovation without structural changes usually needs no permit in the Netherlands. If your home is a national or municipal monument, changes generally require an omgevingsvergunning. The City of Rotterdam advises owners to check with its monuments office first, keeps a monument register you can consult, and offers a free concept request to test a plan before applying through the Omgevingsloket. In apartment buildings, the deed of division and the VvE rules decide what needs approval: typically work on shared pipes, structure or floors, and sometimes acoustic requirements for new floor finishes. We check all of this during the survey and prepare the documents for your VvE and the municipality where needed.
What we install in Rotterdam homes
A TOTO WASHLET is the quickest upgrade. Dutch toilet rooms often have no socket, so our licensed electrician partner adds a grounded outlet first. In a compact flat bathroom we can combine a short, deep ofuro tub with a glass-separated washing area, or replace the bath and shower with one well-drained Japanese wet room. Many newer flats are heated by district heating or a heat pump, so we check how much hot water is available to fill a deep tub. A glass-fronted sauna next to the shower suits larger bathrooms; houses in Kralingen or Hillegersberg with a garden have room for a barrel sauna or a small Japanese garden, and a balcony or roof terrace can take a gravel garden in containers.
How a project in Rotterdam works
Start with a free online consultation in English, Dutch, Spanish or Japanese. A Japanese engineer then carries out the site survey: measurements, photos, and checks of power, water, drainage, structure and access, including lifts and parking. You receive drawings, a TOTO-first product selection and a fixed quote, and we prepare the documents for your VvE and the municipality where needed. On site, Japanese engineers and technicians work every day, with one project manager as your contact. Indicative prices start at €1,450 for a WASHLET retrofit, €24,000 for a Japanese bathroom and €9,800 for a home sauna, incl. VAT. We also cover Schiedam, Vlaardingen, Capelle aan den IJssel, Barendrecht, Delft and Dordrecht.

FAQ
Questions from Rotterdam
Can a deep Japanese tub go into a Rotterdam flat?
In most cases, yes. Japanese tubs are short and deep, so they fit compact bathrooms. During the survey we check the floor, the position of the drain stack and the height available for the drain, and we calculate the weight of the filled tub.
Does my VvE have to approve a Japanese wet room?
That depends on your deed of division and VvE rules. Work on shared drains, structure or floors, and new floor finishes with acoustic requirements, usually need approval. We prepare drawings and a clear description for the VvE board.
Is my district heating or heat pump enough to fill an ofuro?
Not always. A deep tub holds more water than many people expect. We check the hot-water capacity of your installation and, if needed, propose a buffer or extra water heater before we finalise the design.
Do you need a permit for a bathroom in a Rotterdam monument?
For a national or municipal monument, changes generally require an omgevingsvergunning. We look up your address in the monument register, contact the city's monuments office if needed and prepare the application through the Omgevingsloket.
