Eixample fincas, Gràcia and the old town
The Eixample, laid out to Ildefons Cerdà's 19th-century plan, is known for its grid of blocks with chamfered corners and for its modernist apartment buildings from the late 19th and early 20th centuries. Typical flats are long and deep, with high ceilings, hydraulic tile floors and floors of beams with ceramic vaults, and bathrooms that often sit next to the light well. Gràcia and Sant Gervasi add smaller period buildings, Ciutat Vella has even older ones with narrow stairs, and newer flats rise along the coast. In a finca we check the floor structure, the shared drain stack and how a tub reaches the flat, through the stairwell, the lift or the balcony.
Permits and your comunidad in Barcelona
Barcelona's municipal ordinance on building works (ORPIMO) sorts minor works into three types. Interior works in a dwelling that do not change the layout, structure or facade, in buildings that are not catalogued or protected, follow the simplest regime (assabentat): you notify the Ajuntament before starting, without documents, and work can begin the next day. If the renovation changes the layout without touching the structure, it becomes a type II minor work, filed with technical documentation. Catalogued and protected buildings, common in the Eixample, follow stricter procedures. The Ajuntament recommends a prior consultation (consulta prèvia) in its virtual office, and under the Ley de Propiedad Horizontal you must inform your comunidad before the works. We handle this per project.
What we install in Barcelona homes
Many Barcelona bathrooms have a bidet. A TOTO WASHLET does its job, so the bidet can go and the space joins a Japanese washing area. We check for a grounded socket near the toilet and have a licensed electrician add one if needed. Deep ofuro tubs fit well in the narrow bathrooms of Eixample flats; we make sure your termo or gas boiler can fill one. In the humid coastal climate, good ventilation matters for hinoki tubs and for any sauna, and we check your contracted power before choosing a heater. Terraces, roof terraces and ground-floor flats with a patio inside the block are ideal for a small Japanese dry garden, and a spare room can become a tatami room.
How a project in Barcelona works
We start with a free online consultation in Spanish, English, Dutch or Japanese. A Japanese engineer then carries out the site survey: measurements, photos, and checks of power, water, drainage, structure, lift and access. You receive drawings, a TOTO-first product selection and a fixed quote, and we prepare the paperwork for your comunidad and the Ajuntament where needed. Japanese engineers and technicians are on site every day, with one project manager as your contact. Indicative prices start at €1,450 for a WASHLET retrofit, €24,000 for a Japanese bathroom and €9,800 for a home sauna, incl. VAT. Around Barcelona we also work in L'Hospitalet de Llobregat, Esplugues de Llobregat, Sant Cugat del Vallès, Badalona, Castelldefels and Sitges.

FAQ
Questions from Barcelona
Do I need a permit for a bathroom renovation in the Eixample?
If the layout, structure and facade stay the same and the building is not catalogued or protected, the ORPIMO's simplest regime applies: a notice to the Ajuntament before starting. Changing the layout, or working in a protected building, involves more paperwork. We check your address first.
Can a deep tub go into an Eixample flat with vaulted floors?
Often, yes, after a check. We calculate the load of the filled tub, look at the beams and vaults where possible, and involve a structural engineer if needed. We never assume it.
Can I replace my bidet with a WASHLET?
Yes. The WASHLET cleans with warm water at the toilet itself, so the bidet can be removed and its connections capped. The freed space is often used for a Japanese washing area or storage.
Do you have an office in Barcelona?
Yes, on Rambla de Catalunya. Consultations start online in Spanish, English, Dutch or Japanese, followed by a site survey at your home by a Japanese engineer.
