Japanese bathroom renovation in Utrecht

From a historic house above the Oudegracht wharves to a family home in Leidsche Rijn, we design Japanese bathrooms for Utrecht. Japanese engineers plan every project and Japanese technicians build it, with TOTO as our first choice for toilets, WASHLET seats and fittings.

From the medieval centre to Leidsche Rijn

Utrecht's old centre is known for the wharves and wharf cellars along the Oudegracht, with houses built above them, and for narrow streets of historic buildings. Around it lie 19th- and early 20th-century districts such as Wittevrouwen, Oudwijk, Lombok and the Museumkwartier, with terraced houses and upstairs flats; post-war districts such as Kanaleneiland and Overvecht; and Leidsche Rijn, the large newer district in the west. In the centre we deal with timber floors, uneven walls, steep stairs and limited vehicle access, so delivery and waste removal need planning. In Leidsche Rijn bathrooms are usually compact, and district heating or a heat pump affects how a deep tub is filled.

Permits, monuments and VvE in Utrecht

The City of Utrecht requires an omgevingsvergunning for changes to a national or municipal monument, and its Commissie Welstand en Monumenten advises on such applications. The inner city is a protected cityscape, where facade changes facing the street also need a permit. Work on a monument may only start once the permit allows it, so we build that time into the schedule. A typical bathroom renovation inside a non-listed home, without structural changes, usually needs no permit. In apartments, the deed of division and the VvE rules decide whether approval is needed, typically for shared pipes, structure or floors. We check your address in the Omgevingsloket and confirm the requirements during the survey.

What we install in Utrecht homes

Most Utrecht projects start with a TOTO WASHLET. Toilet rooms often lack a socket, so our licensed electrician partner adds a grounded outlet. In a terraced house in Wittevrouwen or Lombok, the first-floor bathroom can become a Japanese bathroom with a short, deep tub and a tiled washing area with floor drain. In new builds we check how much hot water your district heating, heat pump or boiler can deliver before choosing the tub size. Attics are a natural place for a sauna cabin, and larger heaters may need a three-phase connection. Utrecht back gardens are often narrow and long, which suits a Japanese garden with stepping stones, gravel and moss, or a compact barrel sauna.

How a project in Utrecht works

We start with a free online consultation in English, Dutch, Spanish or Japanese. A Japanese engineer then visits for the site survey: measurements, photos, and checks of power, water, drainage, structure and access. You receive drawings, a TOTO-first product selection and a fixed quote, and we prepare the documents for your VvE and the municipality where needed. Japanese engineers and technicians are on site every working day, with one project manager as your contact. Indicative prices start at €1,450 for a WASHLET retrofit, €24,000 for a Japanese bathroom and €9,800 for a home sauna, incl. VAT. Around Utrecht we also work in Zeist, De Bilt, Nieuwegein, Houten, IJsselstein and Stichtse Vecht.

FAQ

Questions from Utrecht

Do I need a permit for a bathroom in a house in Utrecht's old centre?

If the house is a national or municipal monument, changes generally need an omgevingsvergunning. If it is not listed and the work stays inside without structural changes, a permit is usually not required. We check your address before planning.

How do you deliver a tub in the car-restricted city centre?

We plan delivery during the survey: access times, the distance from the nearest loading point, stairs and windows. If needed, the tub comes in sections, and we coordinate any permits for temporary use of the street with the municipality.

Can a heat pump fill a deep Japanese tub?

It depends on the size of the hot-water tank. A deep tub needs a good volume of hot water in one go. We check your system and, if necessary, propose a larger tank or a separate water heater.

Do you also design Japanese gardens in Utrecht?

Yes. Our Japanese team designs dry gardens with gravel, stones and moss, small pond gardens and tea houses, scaled to Utrecht's narrow back gardens. Bonsai selection and care advice are available too.
